For owners & operators

Your life’s work.
A positive
next step.

A care home is more than a business. We want to develop existing homes for the long term, respecting their history and the people who make them what they are.

GUTTAG is an initiative of DAVID SERAFIN CAPITAL and is being developed. No care facilities currently belong to the group.

Succession with a future

What stays deserves
as much attention
as what comes next.

Every home has its own story. That is why a conversation starts with your goals and local needs.

Succession

Pass on
responsibility.

Would you like to discuss your succession plans early? We consider a phased handover or a full acquisition with a clear transition plan.

Investment partnership

Develop
together.

Would you like to remain involved and help shape the next chapter? Roles, influence and financial objectives are clarified together from the outset.

Working together

Strengthen
the business.

Your home may initially need a different kind of support. We can discuss that too. You do not need to have decided to sell.

Our approach

Familiar homes.
Shared strength.

The planned group aims to provide support where shared structures can relieve the individual business.

01

Local relationships.

We aim to preserve personal contacts, established relationships and local identity. Change needs the experience of the people in the home.

02

Good working conditions.

Reliable rotas, clear responsibilities and structured induction. Qualified staff from Germany and neighbouring countries are intended to strengthen the teams.

03

Professional quality.

Self-determination, safe care and an open learning culture guide our approach. Experienced operational leadership and qualified care managers are essential.

04

Sustainable structures.

Organise administration, purchasing and recruitment together. Investment, pay and funding must support long-term care.

People remain our measure of success.

Our care approach combines familiar daily routines, consistent personal contacts and professionally sound support. It will be adapted to each future home with its responsible management.

What we look for

Start regionally.
Grow on solid foundations.

Our initial search focuses on Lusatia, particularly the Görlitz and Zittau area. We consider other regions where the business and its prospects are a good fit.

Proximity to a border offers an additional route to recruitment. Qualifications, recognition, language skills and applicable pay requirements remain essential.

Facilities
Existing residential care homes and smaller regional operator groups.
Purpose
Business succession, an investment partnership or long-term collaboration.
Regions
Primarily Lusatia. We also consider the Oder and Neisse areas and the Upper Palatinate near the border.
Review
Care quality, staffing, regulatory approvals, property, investment needs and financial viability.
Structure
The operating company and property are considered separately. The review informs the appropriate transaction structure.
How the conversation begins

Understand first.
Then decide.

An initial conversation is non-binding. It helps establish whether our expectations align and which next steps make sense.

  1. 01

    A personal first conversation.

20 to 30 minutes about your home, your goals and your preferred timeline. A few key facts are enough to begin.

  2. 02

    Agree confidentiality.

If there is mutual interest, we agree responsibilities, confidentiality and the scope of the initial business documents.

  3. 03

    Review the whole picture.

Understand the business, team and property together. Any offer follows a robust review and a clear funding plan.

  4. 04

    Prepare the handover.

Before implementation, operational leadership, required approvals, financial resources and a concrete transition plan must be in place.

Open questions.
Clear answers.

Does GUTTAG already operate care homes?

GUTTAG is being developed. No facilities currently belong to the group. This website is primarily for owners, operators and potential professional partners. Care places and jobs are not currently being offered.

Do I need to have decided to sell?

No. Early discussions about succession or a possible investment partnership can also be a reason to talk. A decision to sell is not required.

Which details are helpful initially?

The location, type and approximate size of the facility, your reason for contacting us and a suitable time to call are sufficient. Please do not initially send residents’ data, personnel files or confidential business documents. Their exchange will be agreed separately if needed.

How will the acquisition and investment be funded?

An appropriate capital structure will be developed for each home following financial review. The purchase price, investment requirements and working capital must be funded before a binding transaction is implemented. There are currently no binding funding commitments for an acquisition.

How will staff and residents be involved?

Continuity of care and prospects for staff form part of the review from the outset. Specific changes and local communication will be planned with the responsible people and with respect for existing rights.
